Musty odor. Mold and mildew start growing within 24 to 48 hours of moisture exposure. If you notice a musty smell in a room, especially near the floor, that is a strong indicator of moisture under the flooring. Do not ignore this.
Discoloration or staining. Dark spots or staining on hardwood or LVP, especially near the edges of planks or at transitions, often indicate moisture wicking up from below. On tile, grout discoloration or grout that crumbles can indicate moisture under the tile.
Loose tiles. Tile that was once solid and is now hollow-sounding when tapped, or that has come loose from the subfloor, often indicates moisture has compromised the adhesive or the subfloor beneath it.
Common Causes of Under-Floor Water Damage in Austin

A slow drip from a supply line or drain hose can go unnoticed for months while it saturates the subfloor. Toilet and shower pan leaks. A failed wax ring under a toilet or a cracked shower pan can allow water to seep into the subfloor with every flush or shower. The damage is often hidden under tile and not discovered until the tile starts to feel hollow or the floor becomes soft.
Slab moisture vapor. Austin sits on expansive clay soil that holds water. Concrete slabs are porous and emit moisture vapor, especially after heavy rain events. Without a proper vapor barrier, this moisture can accumulate under wood or LVP flooring over time.
