Flooring Renovation Sequencing: What Gets Installed First in an Austin Remodel

Getting the sequence wrong in a remodel costs money and time. Here is the correct order and why it matters.

One of the most common mistakes in Austin home remodels is getting the trade sequence wrong. Install the floors too early and they get damaged by other trades. Install them too late and you create problems with transitions and trim. Here is the correct sequence and the reasoning behind it.

The Standard Renovation Sequence

The correct sequence for a full home renovation or kitchen and bathroom remodel follows a logical progression from structural to mechanical to finishes. Flooring falls in the finish phase, but exactly where in the finish phase depends on the flooring type and what else is being done.

The general sequence is: demolition, structural work, rough plumbing and electrical, HVAC, insulation, drywall, priming and painting walls and ceilings, flooring, cabinet installation (varies), countertops, appliances, plumbing fixtures, electrical fixtures, trim and baseboards, final paint touch-up.

Why Flooring Comes After Painting Walls

Flooring should always be installed after walls and ceilings are painted. Painting generates drips, spatters, and overspray that will damage new flooring. Painters also move ladders and equipment across the floor repeatedly. Even with protection, new flooring takes damage during painting.

The exception is if you are installing a floating floor like LVP and plan to protect it carefully during painting. In this case, you can install flooring before painting if the schedule requires it, but you need to protect the floor thoroughly with rosin paper or Ram Board and tape all seams.

The Cabinet Question

The question of whether to install flooring before or after cabinets comes up constantly in Austin kitchen remodels, and there is no single right answer. Here are the trade-offs.

Flooring first (under cabinets). This approach uses more material because you are covering the area under the cabinets, but it creates a cleaner look, makes future cabinet replacement easier (no flooring gap to fill), and allows the flooring to run continuously under the toe kick. This is our recommendation for LVP and hardwood.

Cabinets first (flooring to cabinets). This approach saves material because you are not installing flooring under the cabinets. It is common with tile because tile is expensive and heavy, and there is no benefit to tiling under cabinets. The downside is that if cabinets are ever replaced, the new cabinets need to match the exact height of the old ones or the flooring gap will be visible.

Protecting New Floors During Ongoing Construction

If flooring is installed before other trades are finished, it needs to be protected. We use Ram Board or rosin paper taped down with painter's tape. This protects against scratches, paint drips, and dropped tools. The protection stays in place until the final cleanup.

For tile, we use cardboard or foam protection over the grout joints to prevent cracking from point loads. Heavy equipment should never be rolled over new tile without proper protection.

Stairs and Multi-Level Homes

In Austin homes with stairs, the sequence matters more. Stair flooring should be installed after all work on the upper level is complete, because workers going up and down stairs constantly will damage stair treads. We typically install stair flooring last, after all other flooring is done and the upper level work is complete.

Coordinating with Other Contractors

If you are managing multiple contractors on a remodel, clear communication about sequence is essential. We have seen Austin remodels where the flooring was installed before the plumber finished rough-in work, and the plumber had to cut through new flooring to access a pipe. That is an expensive mistake that could have been avoided with a 10-minute scheduling conversation.

Baseboards, door casings, and trim are typically the last items installed. They cover the expansion gaps in flooring, protect the wall-floor junction, and give the remodel its finished appearance. Painting baseboards after installation gives the cleanest result.
