Eliminating Pet Odors: New Floors Before You Sell Your Austin Home

We love our pets. Austin buyers, however, don't love smelling them. Here's the right way to eliminate pet odors before listing — and why it pays for itself.

I've walked into a lot of homes in Austin, Cedar Park, Round Rock, and Georgetown that are otherwise beautiful — good bones, great location, updated kitchen — but the moment you open the front door, you know there's been a dog or a cat living there for years. That smell is a deal-killer. Buyers walk in, their face changes, and mentally they're already calculating how much it's going to cost to fix.

The hard truth is that no amount of cleaning, air freshener, or ozone treatment permanently eliminates pet urine odor from carpet that's been saturated over years. The urine soaks through the carpet, through the pad, and into the subfloor. You have to address all three layers to actually fix it.

The Right Way to Eliminate Pet Odor Before Listing

1

Remove all carpet and padding

This is non-negotiable. The carpet and pad are saturated and need to go. There's no cleaning solution that fixes years of pet accidents embedded in carpet fibers and padding.

2

Inspect and treat the subfloor

Once the carpet is up, we inspect the subfloor for urine staining. Stained areas get treated with an enzymatic cleaner to break down the uric acid crystals, then sealed with an odor-blocking primer like Kilz. This is the step most people skip — and why the smell comes back.

3

Install new waterproof flooring

LVP is the best choice for pet households. It's 100% waterproof, scratch-resistant, and looks great in listing photos. Choose a warm neutral tone that photographs well and appeals to the broadest range of buyers.

4

Address any remaining soft surfaces

If there are upholstered pieces or rugs that have also absorbed odor, those need to go too. New floors won't help if the smell is coming from a 10-year-old sofa.

The Pay-After-Closing Option

The most common objection: "I don't have the cash to do the floors before listing." That's exactly what our pay-after-closing program is for. We install the new flooring before your listing goes live. You don't pay a dollar upfront. We get paid out of escrow after the home closes. The upgrade almost always more than pays for itself in a higher sale price and fewer days on market.
