When clients ask me which upgrades matter most before selling, flooring is always at the top of my list. It's the one improvement that changes how every room in the house feels — and buyers notice it immediately. But not all flooring upgrades are created equal. The right choice depends on your price point, neighborhood, and buyer demographic.

The Consistency Rule
One of the most important — and most overlooked — principles of flooring for resale is consistency. Buyers are put off by homes where every room has a different floor. The visual interruption makes the home feel smaller and less cohesive. Running the same LVP or engineered hardwood throughout the main living areas (and even into bedrooms) creates a sense of flow that buyers respond to emotionally.
The exception: tile in wet areas (kitchen, bathrooms, laundry) is expected and appropriate. The transition from hardwood or LVP to tile is natural and buyers understand it. What they don't like is carpet in the living room, laminate in the dining room, and tile in the kitchen all in different colors and styles.
